The Staybridge Suites in Littleton needed to modernize its guest amenities without closing the hotel. The existing indoor pool was underperforming and the surrounding recreation space was outdated. The ownership group wanted to convert the entire area into an outdoor pool complex with a sport court and event patio that could serve as a competitive differentiator for the property.
The primary constraint was operational continuity. The hotel had to remain open throughout construction. Guests could not be impacted by noise, dust, or restricted access to rooms and common areas. The schedule had to hit a hard summer opening date to capture peak travel season.
We phased the work so that demolition and heavy construction happened in zones farthest from occupied guest rooms first. Noise-generating activities were scheduled during midday hours when occupancy was lowest. Dust containment barriers separated the construction zone from guest corridors at all times.
MEP coordination was critical. The new outdoor pool required a completely new filtration system, chemical treatment setup, and drainage infrastructure that had to tie into the existing hotel plumbing without disrupting service to guest rooms. We brought our mechanical sub in early for pre-construction planning, which eliminated two potential change orders before they happened.
Weekly coordination meetings with hotel management kept everyone aligned on schedule impacts and guest communication. The project delivered on time for summer opening.
