The Challenge

Pet grooming salons are among the most plumbing-intensive commercial TIs you can build. Every grooming station needs independent hot and cold supply lines with backflow prevention. The floor has to handle continuous water, pet hair, and cleaning chemicals without degrading. Standard commercial flooring fails within months in this environment.

The owner also needed the space to feel welcoming to pet owners, not industrial. The front of house had to look like a boutique retail environment while the back of house functioned like a commercial wet facility. Bridging that gap in a single tenant space was the core design and construction challenge.

How We Delivered

Plumbing was the critical path. We brought in our plumbing sub before framing was complete to lay out drain locations and supply runs. Each grooming station was treated like an independent wet zone with its own shutoff, backflow preventer, and floor drain. The main drain line was oversized to handle pet hair accumulation without clogging.

Flooring was a commercial epoxy system rated for continuous wet exposure and chemical resistance. It was installed with a slight slope toward drains throughout the grooming area so water never pools. The transition between the wet-area epoxy and the front-of-house luxury vinyl was handled with a waterproof threshold that keeps the customer side clean and dry.

HVAC was modified to handle the humidity and odor load from a high-volume grooming operation. We added dedicated exhaust in the grooming area and increased fresh air intake so the retail and waiting areas stay comfortable for pet owners.
